Is your water heater the loneliest appliance in your home or business? You probably don’t pay much attention to it or even look at it for that matter. It just might be the most faithful as well. It just keeps working silently, keeping you nice and warm as you and your family take showers or run the washer. Water heaters are indeed reliable. But they also need some TLC. Yes, they need periodic maintenance to ensure a long life of giving you long, hot showers.

Here are some items that should be checked periodically:

T&P Valve – The Temperature and Pressure Release valve is usually on the side of the tank and, as its name implies, it is triggered when temperature and/or pressure exceeds safe limits. A technician will test the valve by lifting it and observing water flow. A malfunctioning T&P valve can be catastrophic. There is even a MythBusters show about it.

Anode Rod – The anode rod is screwed into the top of your water heater and protects it from rust. Therefore, it extends the life of your heater by fighting off corrosion. A failing anode rod can cause the unit to give off a foul odor and will affect the performance as well as the life of your water heater.

Sediment – Water contains minerals. The amount depends on your water supply. This causes a sand-like residue to accumulate in your water heater that adversely affects efficiency, performance and your unit’s life. To curtail this issue, the water heater should be drained periodically.
