Like other home appliances, water heaters need to be maintained periodically for greater work efficiency. Performing some simple tasks couple of times a year can considerably extend the life of your water heater.

Check the T&P Valve

Every water heater comes with a built-in safety feature called the temperature pressure relief valve, also known as T&P valve. It releases pressure automatically if too much heat builds up inside the tank to prevent an explosion.

The valve can cause malfunction if the mineral residue blocks the opening. To check if it’s functional, turn off the gas or electricity and lift the lever to release the water. If the water doesn’t flow through the drainpipe, then the T&P valve needs to be changed.

Flush the tank

Most people don’t realize that the hard water in the tank is contaminated with impurities which tend to collect at the bottom of the tank. This sediment buildup, in turn, stops the heat from reaching the thus causing it to overheat.

Before the overheating wears out the steel, release a few gallons of water every six months out of your water heater through the hose. Make sure to turn off the gas or electricity for safety reasons.

The Anode Rod

The anode rod in the water heater works like a protector which prevents the heater from rusting by attracting all the minerals from the water. Once it starts to corrode, the tank can begin to rust leading to potential damage after some time.

In order to extend the life of your heater, the rod should be checked annually to avoid water heater explosions.
